Is your property’s drainage system protecting your foundations, or is it failing underground? Use this checklist to assess the health of your sewer and stormwater infrastructure.

3 Critical Checkpoints we recommend you do every year
Check 1 - Structural Foundation & Surface Signs
A. Sinking Pavers or Sinkholes:
Are there depressions in your lawn or "dipped" pavers near drain lines? This often indicates a pipe breach where soil is being washed into the drain, creating a void.
B. Foundation Cracking:
New cracks in your brickwork or internal plaster can be a sign of Slab Heave caused by leaking underground pipes saturating the soil beneath your home.
C. Sections of Lush Green:
Is one strip of your lawn much greener or faster-growing than the rest? This is a classic sign of a cracked sewer pipe acting as a "sub-surface fertiliser."
Check 2 - Stormwater Installation & Compliance
A. Undersized Pipework:
Check your visible downpipes. If they are the older 90mm PVC, they may not comply with modern AS/NZS 3500.3 flow requirements for Brisbane’s intense storms. We recommend upgrading to 100mm high-flow lines.
B. Illegal Point of Discharge:
Does your stormwater simply run onto the ground or into a neighbour's yard? To be compliant, it must connect to a Lawful Point of Discharge (Council main or kerb and channel).
C. Silt-Choked Pits:
Open your stormwater pits. If they are more than 25% full of silt or debris, the installation is failing to "flush" correctly, leading to upstream flooding.
Check 3 - Sewer Integrity (AS/NZS 3500.2)
A. Vermin Activity:
Have you noticed an increase in rats or "drain flies" around your gully traps? Broken sewer pipes are a primary entry point for pests into your home’s infrastructure.
B. The "Gurgle" Test:
Flush your toilet and listen. If you hear gurgling in the shower or basin, your sewer's venting system or main line is likely compromised and needs a CCTV inspection.
C. Boundary Trap Visibility:
Can you locate your boundary trap or inspection shaft? If these have been buried by landscaping or concrete, your system is non-compliant and impossible to service in an emergency.
